Context: An earlier design by a previous team for replacement of the existing Health Centre exceeded the specified program area and budget targets. Northern Health subsequently retained Cornerstone Planning Group to revisit the project and prepare a space plan and functional layout for the Atlin Health Centre that was more reflective of current understanding about the catchment area’s health service needs and Northern Health’s ability to fund the project.
Approach: A review of demography, service demand, and staffing projections was undertaken to provide an updated basis for deriving suitable space and functional requirements. Detailed room level data was also compiled. After reviews and refinements, the updated program was used to explore alternate layouts and as a basis for costing to ensure that the requirements could be met within the target budget.
Results: The new facility was to be built on a design-build, lease-back basis. The final document was structured and formatted for an RFQ/RFP to select a developer.
